
In these conditions ‘we’ and ‘us’ means the property owners, and ‘you’ means the renter.

You can make a provisional booking via our website, telephone or by fax.
This will be held for seven days from the date on which we accepted your provisional booking. To make a firm booking you should complete and sign the booking form, and return it to us together with payment of the amount due, within the seven days.
2. For bookings made more than 6 weeks in advance, 30% of the total rent is required as a deposit at the time of booking. The 30% deposit is non-refundable. (You are advised to take out a travel insurance policy with a cancellation clause, which may enable you to recover non-refundable monies.) The balance becomes payable 6 weeks before the start of your holiday and is non refundable, together with your security deposit. For bookings made within 6 weeks of your departure date, the full rent is payable, together with the security deposit. In the event of cancellation, if the property is re-let for the period booked, a proportional refund will be given on a best endeavours basis without commitment.
3. A security deposit of €300 is required, in case of damage to the property or its contents, or failure to leave it in a clean and tidy condition. You should send us a separate cheque for €300, together with the balance cheque, as soon as the final balance is due. The deposit shall not limit your liability to us. We will retain your deposit cheque un-cashed until the property has been checked at the end of your stay, following which it will be returned to you un-cashed, or in the event of chargeable damage/lack of cleaning, an appropriate refund, or invoice, will be sent to you.
4. Following receipt of your booking form and remittance we will send you a confirmation statement. This is the formal acceptance of the booking.
5. Payment should be made by cheque to ‘xxxxxxx', in pounds sterling or Euro's. We can also accept PayPal for which we regrettably have to charge 2.5% to cover costs. please ask for details when booking.
6. The rental period begins at 15:00/ 3 PM on the first day and ends at 10:00/10am on the last day of your holiday.
You are not entitled to occupy the Property outside these limits, however these times can be varied if circumstances permit.
7. The maximum number of people residing in the Property shall not exceed 7, plus 1 infant of less than 1 year old. We do not provide linen and towels for more than 6 people.
8. You agree to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. You agree not to act in a way that would cause a nuisance or disturbance to the residents of adjoining and nearby Property.
9. You agree to report without delay to us, any defects in the Property, or breakdown or breakages in the equipment, machinery or appliances in the Property. We, or our managers, will attempt to make arrangements for repair and/or replacement as soon as possible.
10. We will not be liable to you:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor for the failure of
any equipment, machinery or appliance in or around the Property.
b) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond our control.
c) for any loss, damage or inconvenience caused to, or suffered by you if the Property is destroyed or substantially damaged before the start of the rental period, so rendering it uninhabitable. In such an event we will advise you of the facts promptly, and refund to you all the sums previously paid in respect of the rental period, without deduction, but our liability shall not exceed the amount you have previously paid.
11. We will not accept liability for the theft of any of your possessions whilst they are kept in the Property buildings or gardens.
12. This contract will be governed by English law.

Electricity and Gas This is included in the rental price. Facilities include heating (to regulate as required), cooker, hob, refrigerator, coffee maker, iron and vacuum cleaner.
Hot Water This is heated automatically overnight, but can be overridden in a similar way to an immersion heater (in Samoëns). In Nice water is heated as required
Keys One set is provided in advance for each party of guests. Keys to the basement and stores (if applicable) are also kept inside the Property. The set provided in advance need to be returned to us on your arrival home, and if posted should be sent by recorded delivery in a padded envelope.
Breakages Please replace any small broken items with new items, as close as possible in appearance to the original. If anything larger or difficult to replace is broken, please contact us.
Skis, ski boots and walking boots (Samoëns) The ski locker in the basement should be used for storage. Boots can be brought into the Property for drying, but please do not wear them beyond the external entrance/hallway of the building UNDER ANY CIRCUMSTANCES.
Bedding and Towels When you arrive, bedding (bottom sheet, duvet cover and 2 pillowcases) will be laid out on each bed. All bed linen is white/cream/ivory.
One bath towel and one hand towel is supplied per person, and there will be two tea towels, a kitchen towel and an oven cloth for the kitchen, plus shower mats for the bathroom/s. If you are staying for two weeks or more, used linen will be collected and clean delivered half way through your stay. Please make sure all the used linen is available for collection between 10am and noon.

Cleaning Each property will be cleaned and serviced before you arrive. When you leave Cleaning is not included in the rental price, so you will need to leave the Property as clean and tidy as you would expect to find it. All the usual cleaning utensils and fluids are supplied. A deposit is charged against inadequate cleaning and breakages/damage.
Smoking All interior areas of the Property are strictly non-smoking.
Games/Videos/Sledges etc. You are welcome to use any of the above at the Property; please be careful with all items which you borrow. You may need to take your own own DVD’s & CD’s for the hi-fi at each property. Samoëns has a large collection of VHS tapes in English for the use of guests.
Access and Safety There are a number of steps up to the Property in Samoëns which can be slippery when wet, and unfortunately most of the property areas are not suitable for people with physical disabilities. The apartment in Nice is on the top/fourth floor and is reached by a communal lift – which if for any reason was not operating, would make access either difficult or impossible for guests with a physical disability.
